T-Mobile Park Maintenance & Operations Review Scope of Work 1. Review overall condition of ballpark to include cleanliness and wear and tear 2. Review organization of back of house spaces 3. Review level of documentation for operating procedures including those for operating during the Covid-19 pandemic 4. Review application of work order and preventive maintenance program (CMMS) 5. Provide professional judgment as to the operator's adherence to the Operating Standard 6. Provide professional judgment as to the operator's adherence to the Operating Plan 7. Provide PFD observable difference or deviations from the Operating Plan or Operating Standard 8. Provide recommendations on potential operating improvements

Overall, maintenance and upkeep reaches a high level of quality & care 4. Mariners have long term plan for capital investment 5. Mariners have a professional staff to maintain ballpark going forward 6. There are areas of improvement that can be made going forward 7. Covid-19 impacts on staffing especially on game day
T-Mobile Park Maintenance & Operations Review Additional Report Highlights 1. Much of the food service equipment is original and failing at a greater rate 2. Maintenance of food service equipment shifting to ballpark operations 3. Additional maintenance position being added for food service repairs 4. Mariners and Centerplate have plan to upgrade experience 5. Operations transitioning to a new CMMS to improve operating efficiencies 6. Operations emphasizing more written policies and procedures 7. Turnover in operations staff hasn't impacted overall condition of the ballpark

Original fixtures and finishes in public restrooms are wearing out but well maintained 1. Premium finishes will need refurbishes in the next few years 2. Exterior concrete repairs have been significant due to subsidence 3. Garage storage is in the view of the public but mostly secured
