City of Palm Coast
COPC Northern Section
COPC Middle Section Villages at Palm Coast Property This property consists of three linear parcels (Flagler County Parcel ID # s 05-11-31-5918-0000- 00C0, 05-11-31-5918-00000-00F0, and 05-11-31-5918- 00000-00G0) along the ICW owned by the Villages at Palm Coast Home Owners Association and Tidelands Condominium. The three parcels equal approximately 9.5 acres and are a part of the Villages at Palm Coast PUD. A denied USACE permit for the Tidelands Docks (described in the Executive Summary) is located within this parcel. The applicant was seeking a 100 wet slip linear marina for residential use only. The PUD includes slips as accessory to the residential communities and has granted 38 slips to date. Future slips are permissible to the City of Palm Coast Land Development Code. It is anticipated the northern parcel of this property will seek permits for wet slips in the future. The maximum limit on slips per the City of Palm Coast LDC would be 271. These would be accessories to the existing residential units and would only be allowed for owners and guests use.
COPC Southern Section
Where do we go from here? MPP submitted to state and federal agencies on 8/2. Final remaining issue: When Flagler County inquired about the process for the additional zone, the FWC responded by requiring a full repeat of the LRRC process, even though both parties agree to the zone and the previous LRRC already reviewed this section. COPC will need to determine whether you wish to adopt the MPP. You may choose to draft your own plan.
