Future Land Use Zoning
The mixed use infill project is located and designed to complement the lifestyle of existing residential area within walking and bicycling distance of the facility as well as a destination for other residents of the Palm Coast community and visitors area.
Original Zoning approved in 2002, Ordinance 2002-04. Ordinance amended by 2013-08 to allow for an office and update the parking calculation.
Ordinance 2002-04 focused a great deal on the build-out of European Village. Described the development process, phasing, and architectural standards.
Original Ordinance established a 143,920 SF as a total building maximum. 95 residential units. Limited impervious coverage to 70% overall. 305 parking spaces are required to be maintained per the 2013-08 update. Note: Proposed MPD modifications include NO changes to existing entitlements.
Delete Attachment G of Ordinance 2002-04. Replace with Commercial (COM-2) uses. Streamline special events. Updated signage plan.
