The Draft plan of subdivision and Zoning Amendment are Premature. 1)No official plan amendment 2)EIS incomplete 3)Zoning amendment concerns 4)Stormwater Management concerns 5)House and accessory building left on property 6)Parking deficiency for OS and Traffic study omission 7)Parkland dedication concerns
The Draft plan of subdivision and Zoning Amendment are Premature. 1)No official plan amendment Zoning being change from WR/EC/H R2A + OS + EP + H Official Plan Section 4.13 Open Space, Section 4.131 of General Policies Section states: Any open space use other than a similar open space recreational or conservation type and intensity of use will require an amendment to the Plan. **OPA IS REQUIRED**

If minimum areas were used, there could be up to 57 lots on this same property without a zoning change. With Each lot having at ADU = 114 units. We cannot responsibly allow for density in such an Environmentally sensitive area. **THIS DOES NOT FIT**

The town has reached out to the Ministry of Environment, Conservation and Parks regarding stormwater management **LIABILITY TO TAXPAYERS**

The Draft plan of subdivision and Zoning Amendment are Premature. 6) Intensity, Parking, Traffic Study 41 units + 41 accessory dwellings = 82 units 18 new units with driveways onto TB road Parking lot shape and encumbrances limit parking stalls House units + ADU + Park = MORE TRAFFIC No Traffic impact study **WHERE IS THE DUE DILIGENCE**

No budget for the 2nd biggest waterfront park in RTBCB TFE has numerous windows for which they completely Neglect (eg. Bernard Beach, Burleigh Rd, Maple Leaf Park) Cost to taxpayers going forward? Park will be on land that should be designated Environmental Protection **GOOD PLANNING CANNOT BE IGNORED TO ACQUIRE WATER ACCESS**
