Purpose: Trees are an important public resource, enhancing: Quality of life and welfare Physical, historical and aesthetic environment Planting and preserving trees provide Health benefits Clean air and water Reduce energy costs and increase property values To encourage tree preservation and planting of new trees Reduce pollutants in streams and air Green infrastructure vital to community Why a Tree Ordinance?

  3. Applies to: San Antonio City Limits The Extraterritorial Jurisdiction All public property held by or for the benefit of the city All development impacting tree canopy Includes new construction and additions +2,500 SF Where & When Tree Ordinance Applies

UDC Section 35-523 - Tree Preservation Tree Preservation- Residential Development (City Limits/ETJ): Tree Preservation = 35% of all protect inches Tree Canopy Cover = 38% of total development area Tree Preservation- Commercial Development (City Limits/ETJ): Tree Preservation = 40% of all protect inches Tree Canopy Cover = 25% of total development area Tree Ordinance Requirements

  5. Tree Talk CANOPY Heritage Trees - +24 in. TRUNK DIAMETER Significant Trees 6 to 23 in. Newly Planted 1.5 in.

  6. Commercial Canopy = $25 per acre Residential canopy = $15 per lot (max. $2,000) Commercial Application = $175 per acre Review = $100 Residential Application = $50 per lot (max. $2,000) Working without permit = 2x fee or $2,000 Tree Application Fees

UDC Section 35-511 Landscaping Landscaping - Residential Development: Not required Landscaping Multi Family/Commercial Development (City Limits Only): 70 points required Parking Lot Shading mandatory requirement Electives: Tree Preservation Screening of Surface Parking Additional Parking Lot Shading Street Tree Plantings Understory Preservation Buffer yards may apply Landscape Ordinance Requirements
